Q. What options are available for businesses seeking real estate or equipment acquisition financing but do not have sufficient cash available to meet traditional down payment requirements of 20-25%?

A. South Shore Bank works with a number of certified development companies to underwrite loans under the SBA (U.S. Small Business Administration) 504 Program which provides for total financing up to 90% for some projects. Eligible programs include 1) real estate, machinery and equipment acquisition, 2) new building construction and 3) existing building expansion or improvement. The Bank also participates in other SBA guaranty programs that allow us to better assist borrowers with their various financing needs.

Q. How long does it take to get a commercial loan?

A. As a community bank, we do not have the cumbersome layers that exist within the approval process at the money-center or regional banks. Most of our lenders are empowered to make lending decisions or direct recommendations that are often acted upon almost immediately following receipt of the necessary information. Our lenders recognize that each commercial loan is unique and, given their years of experience, have the ability to review and accurately assess the merits of each request in a timely manner so we are able to get to the decision-making stage sooner rather than later.

A. SSB makes loans to a wide variety of businesses in the medical, retail, manufacturing and service industries. While we are interested in the industry in which you operate, we are more interested in the specific aspects of your business, your business model, your track record and your view of where your business is headed. We’ll take the time to get to know you and your business and then custom structure a financing package that meets your particular needs and fits within our credit risk standards. We also lend to real estate investors and developers involved with a number of property types including office, retail, multi-family, industrial, etc.
